They would compile a list of all the properties that may fit your needs and help you narrow it down. In addition, they would coordinate the property tours with the listing brokers and then compile the information so you could make a final decision on the property that truly fits your needs. Your broker will then with your guidance, submit an offer and represent you and negotiate on your behalf during the entire transaction to be sure your best interest is represented.
By working with one exclusive broker you are giving yourself access to the entire market in order to find the one property that would best suit your needs. Otherwise you are giving yourself a very narrow view of what is available. In the end, you are allowing yourself the best chance at finding the right property all the while saving yourself valuable time, allowing you to do what you do best - run your business.
